A gate stuck open is a security problem. Stuck closed is an operations problem

How it works on a commercial site
Commercial gates fail in predictable ways. Loops break when the pavement moves. Photo eyes drift. Safety edges get clipped by a truck. Operators sized too small for the duty overheat and cut out on the coldest morning of the year.
Because the failures are predictable, they are mostly preventable. A planned maintenance visit costs a fraction of an emergency call-out and catches the alignment and wear problems before they strand a gate open overnight. We will quote a contract, but we will also tell you honestly if your gate does not need one.
- Any make serviced, including gates we did not install
- Emergency call-out for gates stuck open or closed
- Planned preventive maintenance on contract
- Compliance retrofit to UL 325 and ASTM F2200
- Operator replacement sized correctly to the leaf
Typical working range
| Emergency call-out | Gates stuck open, stuck closed, or failing to reverse |
|---|---|
| Preventive maintenance | Scheduled visits with a written condition report |
| Operator service | Diagnosis, repair, or correctly sized replacement |
| Loop faults | Detection, repair, and re-cutting where pavement has moved |
| Safety devices | Photo eye realignment, safety edge replacement, testing |
| Compliance retrofit | Bringing an existing gate up to current standards |
| Structural repair | Leaf, hinge, truck, post, and footing repair |
| Makes serviced | Any commercial make, regardless of original installer |
Tell us the make and roughly when it was installed when you call. It usually lets us bring the right parts on the first visit instead of the second.
Common questions
Do you service gates you did not install?
Yes, any commercial make. Tell us the manufacturer and rough age of the operator when you call so we can bring likely parts with us.
Is a maintenance contract worth it?
For a gate seeing real daily traffic, generally yes — planned visits cost far less than emergency call-outs and catch drift before it becomes a failure. For a low-traffic gate, often not, and we will say so.
Our gate is stuck open right now. What do you need from us?
Call (617) 501-7139. Have the make of the operator, the site address, and whether the gate is stuck open or closed. If it is stuck open and the site is exposed, say so — that changes how we prioritise the call.
Need a gate that holds up to commercial duty?
We survey the opening, size the operator to the leaf, and hand you a written scope you can put out to bid.
